Middleton-on-Sea is home ground. Our unit and showroom are at Middleton Business Park on Yapton Road, which means a job in the village is a job we can look in on at seven in the morning and again at five, and a site visit costs you nothing more than the time it takes to make a cup of tea.

The village has two faces. Along the front and through the private estates are large detached houses, a fair number of them timber-framed and weather-boarded in the way this stretch of coast was built between the wars, with plain clay tiled roofs that are now reaching the end of their life. Behind them is a wide band of post-war bungalows and family houses on generous plots. So the work here is a mix: re-roofs and re-cladding on the older houses, side and rear extensions, loft conversions where the roof allows, and the ordinary run of kitchens and bathrooms.

Elmer, the sea and the roof

Arun District Council decides planning here, and the parish is not a conservation area, so most rear extensions and dormers are permitted development — though several of the estates have their own road associations with their own rules on hours, deliveries and finishes, and those get cleared before anything is ordered. Elmer, at the eastern end of the parish, gives its name to the Environment Agency's coastal alert frontage, Selsey Bill to Elmer, so a job near the front has a tidal flood position to account for.

The weather is the practical constraint. A roof or a cladding job on an exposed elevation here is sequenced around the forecast, with the building covered before it is stripped, and the specification on anything facing the sea is marine-grade fixings and finishes that will take salt and wind.

What we are pricing in the village now

At the moment we are pricing a two-storey side extension, full re-roof and re-clad on a timber-framed, weather-boarded house on Middleton Road: structural and external work only, taken to a secure, weather-tight shell for a family who are finishing the inside themselves. It is a good example of how we will quote a job: as the client wants it, not as we would prefer to sell it. If you only want the shell, you get a price for the shell, itemised, with the things you are doing yourself clearly outside it.
