A bungalow is the easiest house in England to make step-free
Most bathroom enquiries here come from bungalows, and that is a gift. Everything is already on one level: no stair to negotiate in twenty years' time, no stairlift conversation, and a walk-in shower becomes a floor problem rather than a whole-house one.

The floor is the part to get right. A great many of these houses sit on a solid ground-floor slab rather than on joists, so a linear drain and its falls cannot simply be dropped between timbers. Either the falls are formed in the build-up above the slab, or the floor comes up slightly and the door threshold is designed rather than fudged. A survey decision, and not correctable once the tiling is on.

The en-suite that arrives with a loft
On a bungalow near Chichester Road we put two bedrooms and an en-suite into the roof, hip taken to gable with a large dormer across the back. A shower room up there is a drainage question long before a tiling one: how far the waste travels, how much depth the new floor gives it to fall in, and whether gravity does the work or a pump has to.

Salt gets into a bathroom through the extractor
Mechanical extraction to outside is required, and on this coast where the duct terminates matters as much as that it exists. A cheap steel grille facing the prevailing weather will stain the wall beneath it within a couple of winters, and the fixings behind it go first.

Flats carved out of the old seafront houses
The large Victorian and Edwardian properties along the front and towards Aldwick were mostly divided into flats long ago, and a bathroom in one is a different job again. The soil stack is shared, the floor is somebody else's ceiling, and a lease, freeholder or management company will usually have something to say about altering either.
None of that stops the job. It means finding out who has to agree what before an order is placed — a fortnight at the front of the programme rather than one lost in the middle.
What actually drives the price
- Whether the WC stays where it is. Keeping it on the existing connection saves more than any other single decision.
- Tray or tanked floor. A tray sits on top of the structure; a level-access floor means cutting into it and forming falls. Not comparable jobs.
- What is under the old bath. Rotten timber and a failed seal turn up at strip-out, not at survey, which is why the allowance is a written line.
- A second bathroom. Without one the programme gets compressed and priced accordingly.
