In a tall period house, the soil stack is the fixed point
Chichester has two bathroom markets and they behave nothing like each other.

In the Georgian townhouses inside the walls and the Victorian terraces east and north, the house is two or three storeys, built up to the back of the pavement, with the original stack on the rear elevation. Nothing about that plan was drawn with a modern bathroom in mind. So the first question is not the suite — it is whether the new waste has the fall to reach that stack, and if not, whether a pumped run suits you.
The second question is the route. Where a front wall meets the footway we would far rather run a branch up inside the building than fix pipework across a street elevation.

The other half of the market is an en-suite in the suburbs
Out in Summersdale and Parklands the request is different: a shower room added to a 1930s semi or a 1950s detached house, very often as part of a loft. Up there the waste travels further with less floor depth to do it in, the joists are new and sized for a habitable load, and the pipe route is settled at framing stage. Listing bites indoors. Conservation area status largely does not
This distinction is worth real money, and it is the one people get backwards.
Being inside the conservation area does not control what you do to the inside of your own house. Being listed does. Consent covers the whole structure, inside and out, and reaches anything affecting character — altering internal walls, taking out a fireplace, changing an internal door. Replacing an obscure-glazed window in a listed elevation needs consent too. Windows in a conservation area are only caught where an Article 4 Direction says so, and the city's covers solar equipment alone.
The centre holds a great many listed buildings, so check your address against the National Heritage List before assuming either way. The house next door may be listed when yours is not.
Getting the bath in, and the old one out
There is no side alley on a street built to the pavement. The old suite, the rubble, the new tray, the tiles and the boards all travel through the front door and up one or two flights. That is a two-person day, priced as one — and in a controlled parking zone it is also a booked bay and, where a skip is needed, a permit from West Sussex County Council.
What drives a Chichester bathroom price
- Whether the WC stays on the stack. Keeping it put saves more than any other decision.
- Floor depth. A level-access former sits down inside the joists, and old timber floors do not always have the depth to give.
- Tanking. Anything permanently wet is tanked before it is tiled. Invisible, not optional, and its own line on the quotation.
- Ventilation. Mechanical extraction to outside is required, and on a protected elevation where the duct terminates is a design decision.
- Electrics. Lighting, shaver point, extractor and heated rail concentrate in one small room, tested and certificated to you.
