Bognor is a completely different building town from Chichester, and our unit is a few minutes along the coast, so it is the town we are in most weeks.

The stock is dense post-war housing, 1930s chalets, cul-de-sacs from the 1960s and 70s, and a great many detached and semi-detached bungalows from the 1950s and 60s. Along the seafront, and out towards the Felpham and Aldwick edges, you meet large Victorian and Edwardian villas, plenty of them long since carved into flats.

Bungalow transformations are the work here. Dormers, hip-to-gable conversions, the back wall coming out for open-plan living. Alongside that: external insulation, silicone render over tired post-war brickwork, and garage conversions. Budgets are watched more closely than in the city, and people are after the most square footage per pound they can get, which is a fair thing to want and easy to quote for honestly.

Our clients here are retirees downsizing, working families, and a growing number of younger buyers taking on older houses to improve. They want clear dates, straightforward trade prices and rooms that work.

What the coast adds to a price

On this frontage the fixings decide how long a finish lasts. Stainless throughout, marine-grade silicones, wall ties chosen so they cannot corrode. Get that wrong and you are back at the house in three years. Render wants proper anti-crack mesh and a silicone additive to stand up to wind-driven rain.

Below ground, coastal silt, marine clays and high groundwater are common, particularly as you head towards Pagham or North Bersted. That can mean extra depth, or land drainage so water is not trapped behind a new slab. A trial hole answers it; a guess does not.

Access, though, is a genuine saving. Wider driveways and suburban roads mean plant and deliveries get close to the work, which is worth real money against a city-centre job. Near the seafront blocks, parking tightens up again.

Arun District Council decides it, and on straightforward householder extensions it is a pragmatic authority. Where it does push back is overlooking — a bungalow loft with windows facing a neighbour's garden is the application that attracts objections.

The old roof timbers were never square, so everything tying into them had to be set out from a level rather than off the existing structure. The weather turned mid-strip and we put heavy temporary protection over the opened roof against coastal gales. Ten weeks.

£65,000 to £75,000 + VAT as contracted. That range is stated before VAT, as every figure on this site now is.
