Builders in Rustington
Rustington is a village that grew into a town without ever quite admitting it, and the housing shows it: street after street of well-kept bungalows and semis on decent plots, many of them bought by people who moved here to stay. The work that comes from that is specific. Making a bungalow bigger. Putting a staircase and two bedrooms into a roof that was only ever meant to keep the rain off. Turning a bathroom into a level-access wet room before it becomes urgent rather than after.

It is a few minutes beyond Littlehampton from our unit at Middleton-on-Sea — about twenty-five minutes along the A259 — and well inside the distance we can supervise properly. A job here gets James on site at the start of the day, not a phone call from somewhere else.
Two decision-makers, not one
Arun District Council is the planning authority, and Rustington has one of the twenty-nine conservation areas the district publishes, covering the older core around the church and the village centre. Inside it the usual extra scrutiny applies to windows, roofs and anything visible from the street, and the permitted development rights that cover a dormer elsewhere are removed. Outside it, most rear extensions and loft conversions are permitted development and need a certificate rather than an application.
Rustington also has a parish council with its own planning committee, which comments on applications before Arun decides them. It does not have the final say, but it adds a step, and we would rather build a week into your programme for it than pretend it is not there.
Bungalow work, done properly
Most of what we are asked for in Rustington is bungalow work, and bungalows reward a builder who has done a lot of them. A rear extension on a bungalow is mostly about the roof: whether it hips, whether it gables, whether a flat roof with lanterns is the better answer, and how the new ceiling line meets the old one without a step. A loft on a bungalow is about head height and where the stair lands, and we measure that at the first visit, for nothing, because it is the question that decides whether the job exists. A wet room on a bungalow is the easiest level-access bathroom in England to build, and it is the one that lets people stay in a house they like.
