Plenty of kitchens in this town sit in the back of a house dug into the slope, with earth against the far side of one wall. If damp is tracking through that masonry, the door style is not the problem. The wall gets dealt with first, the room gets tanked, and the kitchen goes in after — tanked the right way, which is where the money and the argument both are.

That distinction is worth more here than any handle choice. An old brick or flint wall with earth against the far side wants a breathable approach — a cavity drainage membrane that manages the water and lets the wall carry on doing what it always has. Sand-and-cement render is the cheap answer and the wrong one. It traps moisture, moves the problem along the wall, and takes the faces off the brick a few winters later.

Ask how the old kitchen is leaving the building
Where a house has no back way in, the old units, the worktop, the tiles and the floor all come out through the hallway in bags. Nothing waits about on the older lanes, so the waste meets a vehicle that loads and moves off rather than a skip you have paid to keep.
We price that openly, as its own line, rather than arriving in week three with a variation. Put the question to anyone quoting your kitchen: how is the old one getting out. If the answer is a skip on the road, ask how long they think it can stand there.
Houses on a slope do not have one floor level
A kitchen here frequently sits a step or two below the room next to it, on a slab poured to suit the hillside rather than the plan. Where the finished floor lands governs plinth heights, appliance apertures and whether an integrated dishwasher will slide out again. Thresholds between two levels get drawn before units are ordered, not fudged afterwards.
Solid external walls are the other constant. A tall bank of units against a cold wall with no air behind it grows a mould line on the back panel by the third winter, so the build-up behind that run is decided at survey.
Conservation area status stops at your front door
Listing does not. If the house is listed, consent covers the inside as much as the outside, and the examples Arun District Council publishes include altering internal walls and taking out fireplaces. A kitchen that removes a chimney breast, opens a partition or strips a range recess is exactly that kind of work — and a chimney breast is a structural job too, since whatever is above it needs carrying.
Extraction catches people too. Ducting a hood out means a new penetration through the elevation, which on a listed building is an alteration like any other. Knowing which regime applies saves money, so we check the address rather than the street.
Structure sets the programme
Most kitchens we price here involve a wall going. That is removing a wall and installing a beam: engineer first, calculations submitted, then a price. The order after that does not bend — structure, first fix, plaster, a drying period, then joinery. Units hung against green plaster come out of line by spring.
