You either have drawings, or you have an idea

Most people arrive here in one of two states. Pick the one that is you.

I have drawings

Planning is approved, or your architect has issued drawings, and what you want now is a number and a date.

Send us the drawings and you get back a quotation broken into individual priced lines, with the assumptions and the exclusions written down, plus a programme showing what happens in which week. Not one figure on a compliments slip.

Send us your drawings

Itemised quotation. No charge for the visit or the pricing.

Is this even possible?

No drawings. A house, an idea, and a suspicion that somebody is going to tell you no.

James comes out, measures, looks at the roof structure or the drains or whatever the real constraint turns out to be, and tells you whether it can be done and roughly what it costs. If the answer is no, you get the no in writing, and the reason. That is worth more than a maybe.

The shell went up in the spring. This is how it looks now the brickwork, roof, fascias and glazing are done — red brick to match the house, a soldier course under the fascia, anthracite bifolds and a single door out to the gravel. The full write-up is at the Victoria Road extension.

What we do

  • Loft conversions in Bognor Regis and the villages — dormers, hip-to-gable, the stair, the en-suite and the Building Control certificate at the end. Head height is usually the question, and it is usually the wrong question.
  • House extensions — single and double storey, rear and side, foundations through to the knock-through.
  • Building works and renovations — whole houses taken back to brick, re-serviced and put back together.
  • Kitchen fitting — including the beam, the services and the floor, not just the units.
  • Bathroom fitting — family bathrooms, loft shower rooms, ground-floor cloakrooms.
  • Carpentry and bespoke joinery — fitted wardrobes, under-stairs storage, staircases, oak fire doors.

Over 100 projects completed, and one point of contact on every one of them. About Swanbourne Construction Ltd.

The loft that should not have worked

Finished dormer loft conversion at Whyke Close, Chichester: dark grey boarding, a glazed gable end and the brick chimney beside it
Whyke Close, Chichester: the finished dormer. Read the full job.

Whyke Close, Chichester. There was not enough height in the roof, and most builders would have said so and gone home.

The fix was not subtle. Every ceiling in the house came down and went back lower, which bought the height the new rooms and the staircase needed. It gave a bedroom, a walk-in wardrobe and an en-suite, with French doors off the clad dormer.

Then the client kept giving us work — oak fire doors throughout, the ceilings below re-plastered, a full-width rear extension, decking, LVT across the whole ground floor, a new fuse board, all the fencing. Roughly 20 weeks in phases, around £110,000 as contracted (about £132,000 with VAT at today's rate).

The paperwork is the proof

Anyone can say they are thorough. Here is what actually arrives in your inbox.

  • An itemised quotation running to over 200 lines. Individually priced, sectioned by trade and by stage. Every assumption stated. Every exclusion stated, so you can see what is and is not in the price before you sign.
  • A staged payment schedule agreed before anyone starts. Fortnightly valuations, a 5% deposit as standard, 5% held back until practical completion. You know what leaves your account and when.
  • CDM documentation. Construction (Design and Management) duties discharged in writing, with the client's duties explained rather than quietly ignored.
  • Method statements for the work that carries risk — the structural openings, the roof, the working at height.
  • A health and safety file handed over at the end, with the certificates and the as-built information in it.
  • One point of contact for the whole job. The same person from the first visit to the handover file. Not a call centre, not a different foreman each week.

That is not a boast about how big our jobs are — it is a description of what you get, whether you are having a bathroom done or the whole house stripped back.

How we run a job, step by step, from the first phone call to the handover file.

Price match guarantee

Swanbourne Construction price match guarantee badgeRead the price match terms

We will never compromise on quality but we will match any like-for-like price.

The words doing the work there are like-for-like. A quotation that comes in cheaper is usually describing a different job underneath. A shallower footing. A thinner unit of glass behind the same three words. Making good dropped, so the decorating lands back on you at the worst possible moment. A scaffold nobody priced, arriving in week three as an extra.

None of that makes the other builder a crook. It makes the two pieces of paper impossible to compare until somebody opens them both up, which is the whole reason ours arrives as over two hundred itemised lines rather than a figure at the bottom of a page.

So bring the other quotation to the site visit and we will go through it against ours, line for line. Either your price gets matched, or you find out what the cheaper number quietly leaves out — and either of those is worth an hour.

Read the price match guarantee terms — what counts as like-for-like, how long a match holds good, and why one builder's total can sit a fifth below another's before anybody has lifted a tool.

Where we work: Bognor Regis and the villages around it

Bognor Regis is home. The unit is at Middleton Business Park, ten minutes from the town centre, and most of our jobs are inside the ring of villages around Bognor: Felpham, Aldwick, Pagham, Middleton-on-Sea, the Bersteds and the villages up the A29. Chichester and Arundel are a short run west and north, Littlehampton east. The dashed circle on the map is where we quote at the same price, wherever you are in it.

Unit 27 at the centre; everything inside the dashed line is priced the same. Tap to open full size.

Each place has its own notes on the areas we cover — who the planning authority is, what the ground does, what that costs. If you are just outside the circle, ring and ask rather than assuming.

The guarantee

All workmanship guaranteed for 24 months from completion. Manufacturer warranties on all materials and installed products passed to you in full — many run to 10 years or more. Structural work is signed off by Building Control and covered by our £2m public liability insurance. We're working towards an insurance-backed guarantee scheme and will offer it as soon as we're eligible.

Swanbourne Construction Ltd was formed in 2025 to bring James's building work in West Sussex, which goes back to 2008, under one accountable, fully insured limited company.

Questions people ask before they ring

Do you cover Felpham, Aldwick, Pagham and Middleton-on-Sea as well as Bognor Regis?

Yes. Our unit is at Middleton Business Park, so Felpham, Aldwick, Pagham, Middleton-on-Sea, the Bersteds and Rose Green are the villages we are in most weeks. Anywhere within ten miles of the unit — which takes in Chichester, Arundel and Littlehampton — is quoted at the same price.

How much does a loft conversion cost in Bognor Regis?

As a guide: a rooflight conversion with no dormer is £33,600 to £60,000, a rear dormer with an en-suite £54,000 to £111,600, and a hip-to-gable with rear dormer £66,000 to £120,000, all including VAT. What the roof is made of, the stair position and the bathroom decide where in the band you land. The free site visit tells you which before anyone draws anything.

How much does a rear extension cost?

Around £2,400 to £3,600 per square metre including VAT for a single-storey rear extension, so a 50m² extension like the one just finished in Bognor Regis sits in the £120,000 to £180,000 range including VAT, depending on glazing, roof and finish. Every quotation is itemised line by line so you can see where the money goes.

Are you insured, and is Swanbourne a limited company?

Yes on both. Swanbourne Construction Ltd is company number 16870716, with £2 million public liability insurance and employers' liability. All workmanship is guaranteed for 24 months from completion and structural work is signed off by Building Control.

Do I need drawings before I contact you?

No. If you have drawings or planning approval, send them and an itemised quotation comes back. If you only have an idea, James comes out, measures, looks at the roof or the drains or whatever the real constraint is, and tells you what is possible and roughly what it costs — in writing, within one working day of the visit, and at no charge.

Do you take on small jobs, or only big ones?

Both. The same itemised quotation and the same person on site apply whether it is a single bathroom, a garage conversion or a whole house taken back to brick. If the diary has a gap we would rather fill it with a day's work than leave it empty, so ring and ask.

More on the FAQ page and in the price guide.

Next step

If the drawings exist, send them and a priced quotation comes back. If they do not, the site visit is the way to find out whether the job can be done at all.
